MEET DAVID AND DENISE DITMAN! In today's complex market, only the most committed real estate professionals deserve your business. That's the philosophy of Denise and David Ditman, two dynamic Realtors specializing in residential property sales in Pembroke Pines, Cooper City, Davie, SW Ranches, Weston, Miramar, Hollywood and surrounding Broward County neighborhoods. Denise and David Ditman are a team committed to providing maximum service whether you're moving across the street or across the country. Working with the leading real estate organization in Florida and in North America, Keller Williams, gives David and Denise that extra edge to promote your property to company agents as well as all other Realtors/Brokers nationwide. Originally from New Jersey, Denise relocated to Florida as a child and admits to knowing the tri-county area as well as any native. A graduate of Florida International University, Denise gained valuable business experience as store manager for a well-known clothing chain before pursuing what has become a successful career in real estate. A dedicated young mother and wife, Denise says she chose real estate for the flexibility and diversity the work offered. Seven years later she says it's her love of people and the satisfaction received in meeting their real estate goals that has made it her passion. Possessing an attractive, professional appearance, articulate voice and direct, no- nonsense manner, Denise works well with clients of all ages. Her commitment to her clients is reflected by her accessibility, conscientious follow-up, attention to detail and perseverance in helping clients achieve their real estate goals. Well versed in real estate law, market trends and property values, Denise is also a strong negotiator who takes pride in protecting her client's interests. Husband David, originally from Ohio, visited South Florida numerous times to visit grandparents before relocating himself, in 1990. Shortly after, he met Denise and the couple soon married to start a family. With a background in construction and home improvement, plus a natural talent for interior design, David says he's always been drawn to real estate. He learned volumes about the transaction process even before he was licensed, through the purchase and sale of several income properties he owned as an investment. David's naturally strong listening skills and outgoing, friendly nature puts clients at ease while his confident manner assures them they are in the hands of a true professional. A computer savvy individual, David is well versed in the use of industry related software and the Internet and is E-Pro certified. With a flair for marketing and a fully computerized office to work with, David uses these resources to facilitate research, enhance client communications, and to promote client listings on-line via property showcases and virtual home tours. These strategies allow the team to be more responsive to client needs, reducing search time for a new property and the sale time for an existing client's listing. Denise and David's mission is to build strong, lasting relationships with their clients, one customer at a time. Those who've had the pleasure of working with the Ditmans attribute their success to effective teamwork, commitment and a caring attitude they say really does make a difference. Backed by the resources of Florida's leading real estate company, Keller Williams, Denise and David have access to the most innovative marketing resources available in the industry today and stand ready to help you reach your real estate goals. So when it comes time for you to buy or sell a condominium home, single family residence or luxury estate, experience the difference Denise and David can make when entrusted with you your real estate concerns. David & Denise Ditman "Expect the Best...Experience the Ditman Difference."

Every city and county has zoning laws that define and restrict how property owners can use the land. The purpose of zoning regulations is to establish development standards and to ensure that the land is used for the common good.
There are restrictions on both the type of structures you can build and how the property can be used. Common zoning categories are residential, agricultural, industrial, commercial and recreational. There are sub-categories such as single-family residential zones and multiple family residential zones, (areas where condo and apartment complexes are permitted.)
Zoning ordinances also contain restrictions on the height and square footage of the buildings, the number of stories allowed and how close buildings can be to one another. They state what kinds of facilities are required for each form of use -- for instance, a residential property must have a driveway. Whether you intend to buy a new piece of property or improve one that you already own, zoning laws will dictate what you will be able to do with your land.
